Questions

Real estate loans, explained.

How much of the property value can be financed?

Lenders typically fund 75% to 90% of the assessed value, with the share falling as the ticket size rises. The balance is your down payment, and stamp duty and registration are usually excluded.

Is the rate fixed or floating?

Most home loans in India are floating and linked to an external benchmark such as the repo rate, so the instalment moves with it. Some lenders offer fixed-rate periods at a premium.

What is a balance transfer?

Moving an existing loan to another lender offering a lower rate. It is worth modelling the processing and legal costs against the interest saved over the remaining tenure before switching.
